The bank appraisal for home purchases rises 13.9% to 1,380 euros/m2 in May

The mean value of the bank appraisal in mortgage loan applications was 1,380 euros per square meter in May, 13.9% more year-on-year and 24 euros more than in April, the INE announced this Monday, confirming a new record in this indicator. According to the National Institute of Statistics (INE), the interannual variation rate of 13.9% in May was higher than the 13.0% registered in April.

The most intense interannual variation is registered in the Algarve (18%) and the lowest in the Autonomous Community of the Azores (6.8%). The largest increase with respect to the previous month was registered in the Autonomous Region of Madeira (1.8%), while the only region that presented a negative chain change was Azores (-0.3%).

In the month under analysis, the median value of bank appraisal of flats was 1,529 euros per square meter (m2), having increased by 15.3% compared to May 2021. Compared to the previous month, the appraisal value increased by 1.5%. The mean value of The bank appraisal of the homes was 1,104 euros/m2 in May, which represents an increase of 9.1% in relation to the same month of the previous year. Compared to April, the appraisal value increased by 1.9%.

In an analysis by NUTS III regions, it seems that, in May 2022, the Algarve, the Lisbon Metropolitan Area and the Alentejo Litoral presented evaluation values ​​of 33.3%, 32.5% and 5.3%, respectively, above the country median. On the contrary, the region of Beiras and Serra da Estrela was the one that presented the lowest value in relation to the country’s median (-50.0%).

According to the INE, the number of bank appraisals considered reached 33,130, which represents an increase of 8% compared to the same period of the previous year, of which 21,215 were apartments and 11,915 houses. Compared to the previous period, 787 more bank evaluations were carried out, which corresponds to an increase of 2.4%.
