The median value of the bank appraisal rose in June, for the tenth consecutive month, to a new historical maximum of 1,407 euros per square meter, an interannual increase of 15.8% and 27 euros more than in May.
According to data released this Wednesday by the National Institute of Statistics (INE), for this calculation, 29,239 bank valuations carried out in the field of credit applications for the purchase of housing, 2.7% less than in the same period of the previous year, of which 18,622 were apartments and 10,617 houses.
In June, the largest year-on-year increase in the median value of bank valuations was recorded in the Algarve (20.4%) and the smallest in the Autonomous Region of the Azores (6.5%).
The largest increase compared to the previous month was recorded in the Algarve (3.0%), while the only region that presented a negative chain change was the Azores (-0.7%).
In the analyzed month, the median bank appraisal value of flats was 1,563 euros per square meter (m2), having increased by 16.7% compared to June 2021. Compared to the previous month, the appraised value rose by 2.2%.
The median value of the bank appraisal of homes was 1,122 euros/m2 in June, which represents an increase of 12.1% compared to the same month of the previous year. Compared to May, the appraisal value increased by 1.6%.
In an analysis by NUTS III region, it appears that, in June 2022, the Algarve, the Lisbon Metropolitan Area and the Alentejo Litoral presented evaluation values of 34.7%, 32.9% and 9.9%, respectively, higher than the country’s median.
On the contrary, the region of Beiras and Serra da Estrela was the one that presented the lowest value in relation to the country’s median (-49.5%).
