The bank appraisal of housing reaches an all-time high of 1,417 euros/m2 in July

The median value of the bank valuation increased in July, for the eleventh consecutive month, to the new historical maximum of 1,417 euros per square meteran interannual increase of 16.1% and 10 euros more than in June.

According to data released this Tuesday by the National Institute of Statistics (INE), for this calculation, considered 28,635 bank reviews made in the field of credit applications for home purchase, 6.0% less than in the same period of the previous year, of which 18,313 were apartments and 10,322 houses.

In July, the largest year-on-year increase in the median value of bank valuations was recorded in the Algarve (18.7%) and the smallest in the Autonomous Region of the Azores (8.1%).

The greatest increase with respect to the previous month was registered in the Autonomous Region of the Azores (1.9%), while the smallest variation was registered in Alentejo (0.2%).

In the month analyzed, the average value of the bank appraisal of flats was 1,575 euros per square meter (m2), having increased by 16.7% compared to July 2021. Compared to the previous month, the appraised value rose 0.8%.

The average value of the bank appraisal of homes was 1,129 euros/m2 in July, which represents an increase of 13.1% compared to the same month of the previous year. Compared to June, the appraisal value increased by 0.6%.

In an analysis by NUTS III regions, it appears that, in July 2022, the Algarve, the Lisbon Metropolitan Area and the Alentejo Litoral presented assessment values ​​of 34.7%, 32.9% and 6.9%, respectively. above the country median.

On the contrary, the region of Beiras and Serra da Estrela was the one that presented the lowest value in relation to the median of the country (-49.3%).

On September 27, the next survey on the valuation of housing by banks will be published, for August.
