Golden Visas: Accumulated Brazilian investment exceeds 870 million euros in August

Brazilian investment raised through golden visas exceeded 870 million euros in August, and 2017 was the year in which Brazil invested the most, according to data requested by Lusa from the SEF.

Since the Residence Permit for Investment (ARI) program was launched in October 2012, that is, almost 10 years ago, Brazilian investment has totaled more than 870 million euros and 1,123 visas have been granted until August.

In 2013, Brazil’s investment captured through this instrument amounted to 14.9 million euros, out of a total of 14 golden visas granted, while the following year it was 41.5 million euros (52 visas granted) and in 2015 it exceeded 33.8 million euros (39 IRA).

In 2016, the investment more than tripled to 117.7 million euros (142 ARI), and in 2017 the value reached 178.8 million euros, the year in which Brazilian citizens invested the most, in a total of 226 visas granted.

After this peak, the investment fell to 148.6 million euros the following year (total of 180 visas granted), rising again to 158 million euros in 2019 (210 visas).

During the pandemic, Brazilian citizens continued to invest through the ARI, but at a much slower pace: the investment raised in 2020 was 83.9 million euros, out of a total of 126 golden visas granted, and in 2021 it added 49 .5 million euros (70 visas granted).

Between January and August of this year, the investment captured totaled 42.9 million euros, 60% more than the 26.8 million euros registered in the same period of 2021.

Last year, 42 golden visas were granted to Brazil in the first eight months of the year, and this year the figure rises to 64 at the end of August.

Just last month, Brazilian investment totaled €6.6 million and 10 ARIs were granted, more than double the investment in August 2021 (€2.5 million and three visas granted).

Of the 10 visas granted last August, five (4.7 million euros) refer to the purchase of real estate with a value equal to or greater than half a million euros, three to the purchase of real estate for urban rehabilitation and two according to the capital transfer criterion for an amount equal to or greater than 350 thousand euros, intended for the acquisition of shares in investment funds or venture capital funds dedicated to the capitalization of companies, which are incorporated under Portuguese law.

In cumulative terms since 2012, most of the Brazilian investment through golden visas was made through the purchase of real estate with a value equal to or greater than 500 thousand euros, in an amount greater than 660 million euros, followed by the transfer of capital (more than 181 million euros).

Regarding the golden visas granted according to the criteria of creating at least 10 jobs, Brazil adds three (one in 2018 and two in 2019).

Since the ARI concessions program was launched, 6,497,529,571.45 euros have been raised through this instrument. Of this amount, most corresponds to the purchase of real estate, which amounts to €5,830,483,944.06 in August, with the acquisition for urban refurbishment amounting to €478,605,620.84.

The investment resulting from the transfer of capital is 667,045,627.39 euros.

Since the creation of this instrument, which aims to attract foreign investment, 11,060 ARIs have been allocated: two in 2012, 494 in 2013, 1,526 in 2014, 766 in 2015, 1,414 in 2016, 1,351 in 2017, 1,409 in 2018, 1,245 in 2019, 1,182 in 2020, 865 in 2021 and 806 in 2022.

In almost 10 years of the program (October 2012), 10,222 visas were granted for the purchase of real estate, of which 1,338 with a view to urban rehabilitation.

As a capital transfer requirement, 816 visas and 22 for job creation were granted.
