The average price of housing rises by 5% in the first quarter to 1,644 euros per m2

The average price of housing rose by 5% in the first quarter, to 1,644 euros per square metre (euros/m2), having accelerated in 14 of the 24 most populated municipalities, according to data from the National Institute of Statistics (INE), published on Tuesday.

Of the 14 most populated municipalities, Funchal stands out with an increase of 17.6 percentage points, the municipality of Porto, with an increase of 3.6 points, and Lisbon, which increases by 0.5 percentage points.

The municipalities of Lisbon (4,190 euros/m2), Cascais (3,881 euros/m2) and Oeiras (3,281 euros/m2) had the highest housing prices.

In the opposite direction, there was a Slowdown in housing prices in ten of the 24 municipalities with more than 100,000 inhabitants.

In Greater Lisbon and the Porto Metropolitan Area, the average price of transactions made by buyers with tax domicile abroad exceeded by 82.3% and 47.5%, respectively, the price of transactions made by buyers with tax domicile in the national territory.

The average price of housing increasedCompared to the same period in 2023, in 19 of the 26 NUTS III subregions (nomenclature of Territorial Units for statistical purposes), with emphasis on Baixo Alentejo, which grew by 28.5%.
